with you. We build trust through solid investments. We want you
to feel comfortable about your investment, and the only way we know
how to do that is to work with you and your specific investment

You
will feel comfortable about where you put it. Your questions and
concerns matter to us. Do you have questions about trust deed investments,
or have you never invested in trust deeds before? Are you only interested
in investing in certain types of properties? Wish to invest only
in certain areas? We arrange all types of trust deeds. You tell
us what you're interested in and we'll only suggest those loans
which fit your needs. If you're new to trust deed investment, we'll
work with you too. In all cases, you will be provided with all the
information needed for you to feel secure with your investment.
Straight
Forward Investment Packages
When
we find a loan which fits your investment criteria, you'll receive
a one page summary of its terms, including loan amount, interest
rate, and property information. If you're interested in seeing more,
you will receive our standard investment package which is laid out
clearly. No questions are irrelevant. You'll
never have to rifle through our paperwork to decipher the conditions
of a loan. It's all right there at your fingertips. If you have
any questions, we'll happily answer them for you. We want you to
feel satisfied with your investment.
Payment
Collection and Enforcement
In addition
to arranging the loan we will be as involved as you desire during
the loan term. We offer full loan servicing on all loans we arrange.
We do not require that we service your loan as many other brokers
do, however as we have serviced millions of dollars in loans we
believe our expertise will be well worth the loan servicing fee
we charge. We will monitor the fire insurance, property taxes, and
if applicable, all senior loans. These factors are checked regularly
in order to insure the integrity of the investment.

Services:
We can provide loan servicing in connection with the loans that we arrange. Loan servicing consists of various actions tailored to your particular loan. At minimum we provide the following as applicable to your trust deed :
- Buffer between
borrower and lender
- Initiating
and monitoring Foreclosure, if applicable
- Handling
and processing of Beneficiary Statements and Demands for Payoff
- Mailings
as required by law and as applicable:
- Extension
and Balloon Notices
- HUD
Booklet on Foreclosures
- Late
Notices
- Notice
of Intent to File a Notice of Default
- Monitor
Senior Liens, if applicable
- Reporting of Interest to the IRS for both Borrowers and Lender.
