have arranged millions of dollars in trust deed loans and have established

Over the years we have worked with both our borrowers and lenders, long
after our "contractual obligation" ends. We form a bond with our borrowers,
referring brokers and investors to bring about the desired result. We
have always believed that if we do our best to help out clients they will
remain our clients and give us the opportunity to help them, or their
referrals, once again
Full Disclosure
Disclosure has
always been an important process with AMM. Our disclosure process to both
the borrower and lender is beyond that required by law and beyond what
is customary in the "hard money" loan industry. It is our belief
that an informed borrower can make an informed decision. We want the borrower
to know all the facts regarding their loan before becoming committed to
the loan. Borrowing money can be a stressful matter. We find that knowledge
often helps reduce the stress.
A Complete Information
Package
Lenders have always received a complete investment package on each loan.
The package begins with a table of contents listing the sections. The
typical package would have a disclosure, escrow, title appraisal, loan
documents, and borrower application section. There are often additional
sections depending upon the type of property. For example there may be
a lease section or other types of reports generated on the subject property.
Each document is listed in this 'table of contents' and then presented
in full later in the corresponding section. The idea is to present all
of the facts needed to fully understand the investment to allow one to
make an informed decision. At all times the actual loan file containing
all of the documents generated during the course of the loan application
and processing stage is available to the investor for inspection.
An Agreement Between
People Based Upon Trust
We encourage the investor to inspect the subject property prior to investing
in a loan We often set up meetings between the borrower and the investor
in order to promote friendly relations, and allow both the borrower and
lender a chance to meet and interview one another We realize that the
real estate lending experience while secured by real estate is still an
agreement between people based upon trust. We promote full disclosure
of all facts in order to eliminate surprises.
Creativity and
Flexibility in Arranging Custom Loans
We are creative and flexible when it comes to arranging loans. We custom
design our loans to fit the needs of the borrower. At times we can move
very quickly if the situation warrants. Often times we will fund a loan
with our own money in order to help the borrower quickly and then present
it to an investor later.
